JBU Gęsia Office Building

JBU Gęsia Office Building

JBU Gęsia office building in Lublin, Poland, features a modern architectural body with extensive glazing, designed for both office and service functions. The project required an advanced HVAC system to ensure year-round comfort while meeting high efficiency and cost transparency standards.

Amid fierce competition among top HVAC suppliers in Poland, Midea’s VRF solution stood out with superior heat recovery, energy efficiency, and advanced energy management.

4 Key Challenges:
  • VRF as the only source of heating and cooling for the building
  • 12,000 sqm of open-plan office space with extensive glazing, posing comfort challenges in both summer and winter
  • Industrial interiors with no suspended ceilings, requiring all HVAC installations to be visible while maintaining workmanship quality and aesthetics
  • Midea IMM Energy Billing System for precise accounting and centralized cost management

    MBT Solution:
  • 43 outdoor units. Including VRF V6, V4+R, and mini VRF, with a total cooling/heating capacity of 1.2 MW, all installed on the roof to ensure the aesthetic appearance of the interior design.
  • 3-pipe heat recovery system. This system maximizes the efficiency and potential of Midea air-conditioning units, ensuring year-round indoor comfort while maintaining the highest level of energy efficiency.
  • 426 indoor units. The 4-way cassette indoor units feature low-noise operation and stable cooling and heating performance, meeting the comfort requirements of office environments.
  • Midea IMM PRO energy billing system. This system provides transparent information on each tenant’s actual energy consumption, enabling independent electricity billing and helping building administrators manage efficiently.

Project Advantages:
  1. For Designers: The solution allows HVAC systems to coexist with open, industrial-style interiors without compromising visual order. Designers gain greater freedom to preserve ceiling openness and architectural expression while ensuring technical reliability.
  2. For Investors: By combining high energy performance with transparent energy allocation, the project enables predictable operating costs and long-term efficiency optimization, strengthening asset value and investment confidence.
  3. For End Users: Reliable heating and cooling, combined with quiet operation and intuitive individual and group controls, ensure comfortable use with clear visibility of energy costs.

Redefining Comfort and Sustainability
From installation to operation, the system has performed reliably and quietly, enhancing workplace comfort. The JBU Gęsia project shows how Midea’s VRF system delivers energy efficiency, transparent costs, and year-round comfort, setting a new benchmark for green, intelligent office buildings in Poland.
