Mandiri Digital Tower
Amid the global wave of accelerated transformation toward “low-carbon intelligence” in the building industry, the landmark project Mandiri Digital Tower in Jakarta, Indonesia, has become a new benchmark for local digital transformation and sustainable development. Midea Building Technologies (MBT) supported Mandiri Digital Tower in creating an intelligent, efficient, and sustainable space. The building was awarded PLATINUM certification by the Green Building Council Indonesia (GBCI).
Tackling Green Building Challenges and Breaking through Energy Efficiency Barriers
With the concept of “urban tree” as the core of its architectural design, Mandiri Digital Tower integrates green elements into modern architecture. Standing 32 stories tall with a total construction area of 70,000 square meters, it can accommodate more than 4,400 IT employees and serves as the digital innovation hub for Bank Mandiri, one of Indonesia’s largest commercial banks.
Mandiri Digital Tower was designed from the outset to meet PLATINUM green building standards, with extremely high requirements for energy efficiency, environmental impact, and long-term sustainability. At the same time, Jakarta’s year-round hot and humid tropical rainforest climate posed additional challenges to the efficiency, stability, and maintenance of HVAC systems. In a building of this scale, how to ensure indoor comfort while reducing energy consumption and optimizing operational costs became a key challenge that had to be overcome.
Mandiri Digital Tower adopted Clivet magnetic centrifugal chillers as its HVAC solution. Product expert Videlis Damanik said, “In this project, our team recommended the Clivet magnetic centrifugal chiller, which exceeded the required energy efficiency standards, achieving approximately 0.48–0.50 kW/TR under partial load.” This energy efficiency ratio is significantly better than the 0.52 kW/TR required by PLATINUM green building standards. Videlis Damanik stated that this efficiency level benefits from oil-free magnetic bearing technology, which reduces friction and improves efficiency under partial load. “Overall, this technology can reduce annual energy consumption by 20–35%,” said project leader Paulus Setyo Nugroho. In addition, the Clivet magnetic centrifugal chiller use direct-drive technology, greatly reducing the number of moving parts, lowering maintenance needs, and extending compressor lifespan; they also adopt full falling film technology, improving heat release efficiency by 15% and reducing refrigerant usage by 40%, providing strong support for Mandiri Digital Tower to achieve higher green standards.
Technological Innovation Driving Cost Reduction and Efficiency Gains
While achieving green goals, MBT also significantly reduced operational costs for the Mandiri Digital Tower project. The bearing power consumption of the Clivet magnetic centrifugal chiller is less than 0.4 kW, 2–10% lower than other traditional oil-based compressors. Due to the use of oil-free magnetic bearing technology, compared to traditional oil-based chillers, the system can save up to IDR 50 million per lubrication oil change, and reduce downtime required for maintenance and repair, further lowering total lifecycle costs. The Clivet magnetic centrifugal chiller is also equipped with microchannel refrigerant condensers, effectively reducing the maximum operating temperature of key electrical components such as IGBTs and diodes, greatly extending their lifespan. With a self-powered electric control system and dual protection from long-lasting backup bearings, the compressor remains effectively protected even under extreme conditions.
In addition to providing efficient and reliable HVAC systems, MBT also partnered with local collaborators to offer 24/7 after-sales service, covering routine maintenance, troubleshooting, and parts replacement, ensuring the continuous and stable operation of the Mandiri Digital Tower project.
After project delivery, the owner and project consultants of Mandiri Digital Tower highly recognized MBT’s solution, especially its outstanding performance in emission reduction and energy efficiency improvement. According to the green building audit firm PT Yodaya Hijau Bestari, the energy efficiency achieved by Mandiri Digital Tower is equivalent to a reduction of over 2 million tons of carbon dioxide emissions.
